Operations

Business model

Accommodation revenue, gastronomy adjacency, multi-channel distribution and phased pricing.

Primary revenue engine

The principal revenue model is short-stay accommodation sold by bed or unit. The sponsor forecast uses a bed price of approximately €75 in the occupancy ramp presentation and a separate seasonal model of €80 per bed in winter and €70 in summer for the Phase 1 apartments.

Distribution

Direct and referral

Existing day visitors and relationships are expected to generate early enquiries and repeat demand.

Holiday-home partner

AA Holiday Homes is identified as a cooperation partner for sales, bookings and customer acquisition.

Digital platforms

The plan refers to travel agencies, booking platforms and real-estate portals as distribution and marketing channels.

Pricing strategy

The sponsor intends to price slightly below local competitors during the first one to three years to build occupancy and a customer base, then adjust pricing as the operation matures. Any investor model should separately test average daily rate, platform commissions, discounts, seasonality, cancellation patterns and inflation.

Operating structure

MACHE Bad Schallerbach GmbH is identified as the asset-owning parent company. BEI GmbH is described as responsible for construction execution, while MACHE Chalet-Stuhleck GmbH and AA Holiday Homes are intended to participate in post-completion operations.

The exact operating agreement, management fee, revenue-sharing arrangement, staffing cost and gastronomy economics are not fully defined in the supplied materials and should be documented before investment.
